Getting a BACnet communicating thermostat to talk properly with your Building Management System (BMS) can sometimes be tricky. Running over an RS-485 physical layer, these units let you monitor and lock settings across hundreds of spaces at once.

Most communication drops happen because of bad physical wiring. MS/TP networks use a shielded twisted pair for differential signals (A and B, or D+ and D-). Make sure you wire everything in a strict daisy-chain.
Never use star configurations or random T-splicing down hallways. Doing that causes signal echoes that corrupt data packets. Keep your polarity clean too—just one thermostat wired backwards will drag down the entire loop.
BACnet devices share a digital token to pass data back and forth. Watch these two configuration items closely:
Every node on that daisy-chain must match speed. Whether your trunk runs at 38400 or 76800 bps, configure every thermostat to match. Leaving even one unit at factory default 9600 bps will stall the token loop.
Master devices need a distinct MAC address between 0 and 127. If two units share an address, they will collide instantly, resulting in constant offline errors on your BMS display.
Long wire runs over 1,000 feet pick up reflections. Drop a 120-ohm End-of-Line (EOL) resistor across the terminals at the exact two physical ends of the trunk to clean up the line. Never put them in the middle of a run.

Address conflicts cause data collisions. You will notice both thermostats flickering between online and offline states.
Avoid star layouts completely. RS-485 demands a daisy-chain layout to prevent signal reflections from ruining data packets.
Place them only at the extreme physical beginning and end of the wire run.
Always use low-capacitance shielded twisted-pair wire designed specifically for RS-485 communication lines.
