When you’re planning an HVAC project, especially for commercial buildings, one of the first questions that comes up is: should we go with BACnet or Modbus for the thermostats?
Both protocols have been around for a long time and both run on RS485, but they are quite different in practice. Here’s a simple breakdown to help you decide.
BACnet MS/TP Thermostat is generally considered the standard for building automation. It’s stronger when you have a large project with equipment from multiple brands (such as Siemens, Honeywell, or Schneider). It offers better interoperability, meaning the Building Management System (BMS) can “see” and self-discover devices more easily. However, it usually takes more time and technical effort to set up properly.
Modbus RTU Thermostat is simpler and more cost-effective to implement. A lot of integrators and smaller projects prefer it because you can get the system up and running faster. The downside is that it requires more manual work for register mapping—it’s not as “plug-and-play” as BACnet when mixing different manufacturers.
In real projects, I’ve seen many cases where people chose BACnet for big hotel or office building projects because they needed reliable, multi-vendor integration. On the other hand, for small to medium commercial buildings or retrofit jobs, Modbus is often the more practical choice due to lower cost and faster deployment.
